1. ACCEPTANCE. Any reservation implies acceptance of these general terms and conditions.
Before arrival, the guest must sign the digital rental agreement and complete the online guest registration through the link provided.
Once completed, the guest will receive instructions for key collection via an access code to a key lockbox. For Check-Out, please leave the keys in the same lockbox.
Check-In: from 3:00 PM
Check-Out: no later than 11:00 AM
2. PURPOSE OF THE PROPERTY. The Property is rented exclusively for temporary stay purposes, different from permanent residence use. Breach of this clause by the Tenant shall result in automatic termination of the Contract, without prejudice to any compensation for damages that may correspond to the Landlord.
3. PAYMENT METHOD. Payment for the reservation shall be made according to the conditions established on the platform through which the booking was made.
For direct bookings or bookings made through our website, the following payment method applies:
CARD PAYMENTS: When making the reservation, the guest must provide credit card details. A secure payment link will be sent to pay 50% of the reservation amount. If payment is not received within 24 hours, the reservation will be automatically cancelled. Two weeks prior to arrival, another link will be sent to pay the remaining 50%.
4. SECURITY DEPOSIT. To cover any damage or deterioration that may occur during the rental period, and according to the booking conditions established on the platform used, the Tenant may retain the amount indicated as a security deposit.
This deposit may be used to cover repairs for any deficiencies, damages, or missing furniture or items found at the end of the stay, as well as any other obligations assumed by the Tenant.
The deposit will be refunded within a maximum period of 7 days after Check-Out.

5. CANCELLATION POLICY. The cancellation policy established on the platform used for the booking shall apply.
For direct bookings or bookings made through our website:
Full refund if cancelled at least 30 days before arrival.
50% refund if cancelled between 7 and 30 days before arrival.
No refund if cancelled less than 7 days before arrival.
6. ASSIGNMENT AND SUBLETTING. The Tenant may not sublet or assign this Contract, in whole or in part, without the prior written consent of the Landlord.
The Landlord may freely assign, in whole or in part, the rights and obligations derived from this Contract.
7. OCCUPANTS. The person making the reservation must be of legal age and is responsible for the accuracy of the information provided.
Only the number of guests included in the reservation may stay at the property. Any additional guests must be communicated, authorized, and paid for if applicable.
8. ACCESS TO THE PROPERTY. The Tenant shall allow the Landlord or designated persons access to the Property to verify compliance with contractual obligations or to carry out inspections or repairs, with 24 hours’ prior notice.
In cases of extreme urgency, access may be granted with the shortest possible prior notice.
From Monday to Friday between 8:00 AM and 3:00 PM, staff will access the pool and garden areas weekly for cleaning and maintenance.
9. RETURN OF THE PROPERTY. At the end of the Contract, the Tenant must leave the Property in the same condition of cleanliness, hygiene, and functionality as at the beginning of the stay.
Failure to leave the property clean may result in a charge of €50.00 per hour of required cleaning.
All sets of keys must be returned. Failure to do so will result in a €100.00 charge.
Late departure will incur a daily penalty equivalent to twice the agreed daily rent until the property is vacated. Payment of this penalty does not grant the right to continue occupying the property.
These amounts may be claimed without prejudice to additional damages.
10. USE AND LIABILITY. The following are strictly PROHIBITED:
Any type of party or event.
Keeping animals without prior authorization.
Smoking inside the Property.
Installing machinery or devices causing noise, odors, or vibrations disturbing neighbors.
Storing explosive, flammable, hazardous, or unhealthy substances.
The Tenant is responsible for their own actions and those of all occupants.
Breach of these obligations entitles the Landlord to terminate the Contract and retain the Reservation, Deposit, and/or Rent amounts.
11. WORKS. The Tenant may not carry out works without prior written authorization. Unauthorized works will result in automatic termination.
Necessary repairs to maintain habitability are the Landlord’s responsibility, except for damages attributable to the Tenant.
12. TERMINATION. Breach by either Party entitles the other to demand performance or terminate the Contract with compensation for damages.
Grounds for termination include:
Non-payment.
Improper use of the Property.
Unauthorized assignment or subletting.
Any other contractual breach.
No prior notice is required to enforce rights.
13. MODIFICATIONS. In cases of force majeure, we reserve the right to relocate the guest to a similar or superior property at no additional cost.
14. CANCELLATION. The cancellation policy established on the booking website applies.
15. COMPLAINTS. Official complaint forms are available at our offices.
16. DATA PROTECTION. In compliance with Regulation (EU) 2016/679 (GDPR), personal data provided under this contract will be processed to fulfill contractual obligations and related commercial services.

Data will not be shared with third parties unless legally required or expressly authorized. Data subjects may exercise rights of access, rectification, erasure, restriction, and portability. Complaints may be submitted to the Spanish Data Protection Agency (AEPD), C/ Jorge Juan 6, 28001 Madrid.

18. APPLICABLE LAW AND JURISDICTION. This Contract shall be governed primarily by its own provisions and supplemented, where applicable, by Title III of Law 29/1994 (Urban Leases Act – LAU).
The Parties submit to the courts of the judicial district where the Property is located.
19. SECURITY. A safe is available. The accommodation is not responsible for loss or theft. Keep doors, shutters, and windows closed at night and when absent.
CCTV: The property has exterior surveillance cameras for security purposes, in compliance with GDPR and Spanish data protection laws. Images are retained for a maximum of one month unless required by authorities.
ALARM: The property has an alarm system managed by ELRONDAGUEL S.L., active only outside rental periods.
PHOTOVOLTAIC PANELS: 480V solar panels are installed in a fenced, restricted-access area. Access is strictly prohibited due to electrical and fatal risk.
EMERGENCY & HEALTH: Fire extinguisher and first aid kit available. Misuse may result in a €90.00 penalty.

20. EXTRA SERVICES
Heated Pool: €40/day (minimum 5 days). Heating time 24–48 hours. Maximum temperature 26°C.
Air Conditioning/Heating: €40/day.
Cleaning Service: Available upon request (price upon quotation).
Cribs & High Chairs: Available free of charge upon request.
Pets: Allowed upon prior request and subject to hygiene conditions.
21. ENVIRONMENT. Please help protect the environment:
Turn off lights and appliances when not in use, recycle, reduce unnecessary water consumption, reuse plastic bags, and do not flush toilet paper. The world belongs to all of us — let’s take care of it!
